BUYER BROKERAGE FORM – This form empowers us (Say Yes Realty) to work for and represent you. The fee of $395.00 listed on this form is actually passed to the seller of the property. So we work for you for free (basically) and the seller pays us.

UNILATERAL NOTICE TO WITHDRAW OFFER Any offer not accepted is capable of being withdrawn at any time. This form is called a Unilateral Notice to Withdraw Offer. It’s unilateral due to the fact that only one person needs to sign this form.

FINANCING EXHIBITS The form spells out the financing type that you will be using to secure a mortgage to purchase your selected property.

APPRAISAL CONTINGENCY FORM This form assures that the property you are purchasing will AT LEAST appraise at the amount of your purchase price. If the appraisal value comes in lower than your purchase price, the seller must lower the price to match the appraisal price, or re-negotiate the price to an amount that is acceptable to you.

COMMUNITY DISCLOSURE FORM This form is used when the purchased property is located in a subdivision with a community association.

EXAMPLE OF HOME INSPECTION REPORT Almost no home is going to be perfect (even new or recently built construction). Inspectors will usually discover some issues needing attention that the buyer and seller should be aware of.
