Exactly what is the process to purchase ONLINE?
Select a home that you want to purchase, click the ‘Submit an Offer’ button, and enter your information. The information gets auto-populated into a purchase agreement and buyer broker’s forms and sent to you for your approval. After you approve them, all you need to do is “click” by your name to “electronically” sign the paperwork Then we will send your offer to the seller or the seller’s agent and negotiate your offer on your behalf.
How am I protected? (the same as any other buyer of any other property)
Good question. First off, we will be acting as your buyer broker and negotiating on your behalf. You may have noticed that you have a 10 day due diligence period on the purchase offer. It’s during that time frame that we will assist you in locating and scheduling a professional home inspection. The inspector will look at aspects of the property and give us a copy of the home inspection report. If something on that report scares you to the point of not wanting to continue with the purchase – then we simply cancel the contract. Period. No strings attached. You are at absolutely NO RISK, as long as we cancel during the 10 day due diligence period. That being said, normally the home inspection shows a few items that need attention or repair. In that case, we simply notify the seller in writing that we want the repairs made.
OK, so I submitted my purchase offer ONLINE, What’s next?
You will be notified by your personal Say Yes Realty real estate agent and they will guide you (walk you) through the process. You will be given all of our contact information. As soon as we hear back from the sellers, we will get in touch with you. The seller will have 48 hours from the time your offer is submitted to let us know if they have accepted your offer.
My offer is accepted, What now?
First off – CONGRATS! Now we at Say Yes Realty go to work. You will work hand in hand with your Say Yes Realty llc., real estate agent to assist you in completing any/ all needed and necessary paperwork. We will work with your lender or assist you in selecting a lender to provide you financing. We will also arrange the closing attorneys, order the title search and report and order any/all inspections. We will handle everything for you up to and including scheduling the time, place and date of the closing.
